Legionella Risk Assessments For Landlords
As a Landlord of residential accommodation, you have the responsibility to ensure that your property has the correct measures in place to prevent Legionnaires' Disease. Health and safety legislation requires you to carry out legionella risk assessments every 2 years to ensure that the risk of exposure to tenants, residents and visitors is properly assessed and controlled.
Usually, there is no need to employ a consultant to carry on this risk assessment as it is a straight forward simple exercise in ordinary domestic premises. However, HSE’s Approved Code of Practise L8 states that: “The duty holder must ensure that the person who carries out the risk assessment and provides advice on control of exposure must be competent to do so.”

What Water Systems Are Susceptible to Legionella Bacteria?
Purpose-built water systems are the most susceptible to become a breeding ground for the bacteria as the conditions are favourable and allow the bacteria to grow. These include Cooling Towers, Evaporating Condensers, Hot & Cold Systems and Spa Pools. There are many ways to prevent Legionella bacteria from growing within your systems such as:
- Keep water temperature either above or below the 20–50°C
- Prevent stagnation
- Prevent the build-up of biofilm
- Periodically disinfect the system by using high heat or a chemical biocide
