Do You Need a Legionella Risk Assessment?

If you are an employer, or someone in control of premises, including landlords, you must understand the health risks associated with Legionella. Risk assessments are compulsory for most public and commercial buildings in the UK and therefore must be carried out thoroughly, they provide you with the evidence that bacterial growth is minimal and that the water you are providing is clean and safe.

Getting water hygiene right is critical. The Health and Safety Executive (HSE) recommends choosing a contractor who you are confident will do the work required to the right standard. As a trusted legionella compliance partner for over 30 years, Hydraclean has the experience, expertise and qualifications to support you. We offer tailored, personal and professional compliance services to keep your water clean and your people safe. We ensure all health risks associated with legionella are fully monitored and managed.

The Approved Code of Practice: Legionnaires’ disease: The control of Legionella bacteria in water systems (L8) contains practical guidance on how to manage and control the risks in your system.

What's Involved in A Legionella Risk Assessment?

Our legionella risk assessment surveys, reports and services will help you to achieve full compliance with HSE’s ACOP (L8) document, ‘The Control of Legionnaires Disease in Water Systems’. Our reports are jargon-free and easy to understand as well as being tailored to your specific needs.

As experienced legionella risk assessors our tailored assessments include:

  • A scored and banded risk assessment
  • A schematic interpretation of the systems
  • Review of management procedures
  • Statement of control
  • Preparation of a scheme to control the risk
  • Recommendations for remedial actions
  • Photographic evidence

Let us help you to manage the water treatment systems in your buildings better. To find out more about how our Legionella risk assessments can help your organisation, get in touch today.

Legionella Risk Assessments For Landlords

As a Landlord of residential accommodation, you have the responsibility to ensure that your property has the correct measures in place to prevent Legionnaires' Disease. Health and safety legislation requires you to carry out legionella risk assessments every 2 years to ensure that the risk of exposure to tenants, residents and visitors is properly assessed and controlled.

Usually, there is no need to employ a consultant to carry on this risk assessment as it is a straight forward simple exercise in ordinary domestic premises. However, HSE’s Approved Code of Practise L8 states that: “The duty holder must ensure that the person who carries out the risk assessment and provides advice on control of exposure must be competent to do so.”

If you are looking for a development programme, we are able to deliver Compliance training online giving you the ability, experience, instruction, information, training and resources to be able to carry out your tasks competently and safely.

What Water Systems Are Susceptible to Legionella Bacteria?

Purpose-built water systems are the most susceptible to become a breeding ground for the bacteria as the conditions are favourable and allow the bacteria to grow. These include Cooling Towers, Evaporating Condensers, Hot & Cold Systems and Spa Pools. There are many ways to prevent Legionella bacteria from growing within your systems such as:

  • Keep water temperature either above or below the 20–50°C
  • Prevent stagnation
  • Prevent the build-up of biofilm
  • Periodically disinfect the system by using high heat or a chemical biocide
  • New System design or renovation

Although the risk of Legionnaires disease being spread through large-scale water systems cannot be eliminated, the risk associated with the disease can be greatly reduced with a detailed and systematic maintenance schedule. Hydraclean can help you to implement, manage and monitor your water systems ensuring full compliance with all regulatory requirements.
